BOMA Suburban Office Buildings of the Year
Four premier properties have been named the 2001-2002 Office Buildings of the
Year for Suburban Chicago by the Building Owners and Managers Association (BOMA)
of Suburban Chicago. Highland Oaks II in Downers Grove was selected in the 100,000-249,999
Square Feet category. One Lincoln Centre in Oakbrook Terrace was selected in
the 250,000-499,999 Square Feet category. Oakbrook Terrace Tower in Oakbrook
Terrace was selected in the 500,000-1 Million Square Feet category. Parkway
North Center in Deerfield, was selected in the Suburban Office Park (Low-Rise)
category.
Highland Oaks II is strategically located at the intersection of the East-West
Tollway and Highland Avenue in Downers Grove. Designed and developed by Opus
Corporation in 1982, it consists of 217,916 rentable feet of office space. The
building exterior is constructed with a post-tensioned concrete frame, and the
curtain wall utilizes insulated dark tinted glass with Alucaband metal panels.
The lobby includes an atrium that extends from the lower level to the second
floor allowing for maximum sunlight to illuminate the marble flooring.
Amenities include on-site management, full-time security staff, key card access,
a conference center, full-service deli/catering, dry cleaning service, car wash/detail
service, day matron, day porter, a landscaped park-like atmosphere, abundant
parking, and a fully automated and energy-efficient HVAC system.
Highland Oaks II is owned by SERBO Highland Oaks, Inc. and managed by CB Richard
Ellis, Inc.
One Lincoln Centre lies in the heart of one of Chicago's most prestigious
communities. It is a 16-story Class "A" building designed by Harwood K. Smith
& Partners and developed in 1986 by Lincoln Property Company. Clad in a polished
sunset granite exterior with a flame finished accent stripe, it is the landmark
property in Oakbrook Terrace.
The exterior of the building features sides stepped in a bay formation ? providing
16 corner offices and only four interior columns per floor. Two of the building's
corners are gently rounded, joining vertical bands, which traverse the entire
height of the tower.
The public areas feature a two-story lobby with walls of polished and flamed
granite, intricate floor patterns created with inlays of three different marbles,
and a bronze barrel-vaulted elevator lobby. Antique furniture and a 17th century
tapestry compliment the lobby interior. In addition to office space there is
a wide range of amenities, including a fitness center, ATM machine, sundry shop
and full-service deli.
One Lincoln Centre is owned and managed by Equity Office Properties Trust.
Oakbrook Terrace Tower is a Class A+ 31-story office tower with 706,909 rentable
square feet. Developed by Miglin-Beitler at the height of the mid-1980's office
boom, this building is the tallest in Illinois outside of the downtown Chicago
market. The tower's distinctive octagonal design, by renowned architect Helmut
Jahn, commands the suburban horizon and is visible from downtown Chicago. The
building's floor plates allow for at least eight corner offices per floor and
offer unparalleled unobstructed views of the surrounding landscape and Chicago
skyline.
The main lobby features a striking five-story atrium clad in polished Italian
marble of white Statuario Venato and gray Moncervetto. Lobby floors are terrazzo
with gray and white triangular pattern inset. The lobby also houses Peripeteia
'88, a dramatic piece of statuary art in molded and polished stainless steel.
Amenities include a health club with Olympic sized pool, in-office massage
therapy, retail shops, banking, cable TV, complimentary professional auto jump
start, and fiber optic hook up.
Oakbrook Terrace Tower is owned and managed by Equity Office Properties Trust.
Parkway North Center is an 80-acre campus, which includes six low-rise office
buildings and is home to eleven corporate headquarters. Amenities include a
Marriott Suites hotel, two miles of walking trails throughout the park and along
three landscaped ponds, garden areas, two full service cafes with on-site catering,
Starbucks, a health club and a childcare center. A fiber optic sonnet ring with
Level 6 protection provides secure land-based telecommunications, and rooftop
telecommunications providers allow customers telecommunications options. A campus
wide conduit system connects all buildings in the park and allows the integration
of fire, life safety, security, and building automation systems.
Three buildings were selected for the competition. One Parkway North, a 250,000
rentable square foot, five-story office building, was designed by Hammond Beeby
and Babka, Inc. and completed in 1986. It features a 20,000 square foot botanic
garden under a skylight canopy and a first class café, which integrates seamlessly
into the garden providing customers a year-round tropical respite.
Three Parkway North, also designed by Hammond Beeby and Babka, Inc., was completed
in 1989. The building's two-story lobby features marble clad walls and marble
and terrazzo floors. A two-story glass-walled wintergarden is adjacent to a
formally landscaped exterior garden with fountain and a full food service operation
is available for tenants.
Six Parkway North is a four-story pre-cast concrete office building designed
by Solomon Cordwell Buenz & Associates Inc. and built in 1998. The lobby's vaulted
ceiling presides over maple panel walls and terrazzo floor. Spectacular views
over a landscaped pond are one of its amenities.
Parkway North Center is a joint venture between CarrAmerica Realty Corporation
and the New York State Teachers' Retirement System. It is managed by Carr Office
Park, LLC.
The Office Building of the Year "TOBY" Award is judged on building standards,
building description, typical floor plan and site plan, community impact, tenant/employee
relations, energy management systems and procedures, building accessibility,
emergency evacuation procedures, and training for building personnel. The Office
Building of the Year "TOBY" Award was created by BOMA International and is now
in its 17th year. It is the most prestigious and comprehensive program of its
kind in the commercial real estate industry. The TOBY recognizes quality in
office buildings and awards excellence in office building management. As the
BOMA/Suburban Chicago honorees, Highland Oaks II, One Lincoln Centre, Oakbrook
Terrace Tower and Parkway North Center will now advance to the regional level
of judging. Regional winners advance to the International competition. International
winners will be honored at BOMA International's Annual Convention and The Office
Building Show® in Chicago, June 23rd - 25th, 2002
