Modular Buildings Assemble Out Of The Box

Kelly Klosure Systems, the leader in pre-engineered and prefabricated modular panel structures for over 30 years, introduces Small-Span modular panel metal buildings that assemble "out-of-the-box", up to 400 percent faster than conventional methods. Traditional structures require builders to erect a frame, drape insulation, attach sheeting with self-tapping screws, then frame doors, windows, and ventilation. In Kelly's Small-Span building however, structure, sheeting, and optional insulation are pre-installed in their unique modular panels ? as are doors, windows, and ventilation.

Because the panels are pre-punched to accept an ingenious patented locking key, builders can quickly attach hinged roof panels to wall panels with one hand, rather than laboriously hold bolts, frames, sheeting, and insulation steady with two hands, as required in traditionally-made small buildings. The locking keys assist in aligning rows of holes, readying them for bolts, if needed, for added strength. Small-Span buildings have standard clear span widths as narrow as 6 feet or as wide as 24 feet, lengths as short as 6 feet and as long as 99 feet or longer, with standard heights from 8 to 14 feet.

While big building companies may give scant attention to customers with building requirements on a small scale, Kelly Klosure specializes in small industrial structures and considers it their business to consult with customers to determine their needs. Whether a customer wants help choosing a foundation or in estimating construction time, Kelly Klosure service reps answer questions quickly and specifically so customers meet their deadlines and business priorities. Because of Kelly Klosure's focus, the company can deliver Small-Span buildings in as little as two weeks, compared to an industry average of up to ten weeks.

Small-Span foundations are simpler and more forgiving than traditional methods as well. While conventional buildings need pre-set anchor bolts that align precisely with matching columns, Small-Span buildings can use existing concrete slabs or other materials for a foundation. Just place the building over the foundation, then drill into the foundation below through existing holes in the modular panels frames. No pre-alignment is necessary.

"Small-Span buildings are so easy to put together, that most customers have their own staffs do it. This eliminates coordination hassles with general contractors, and can save hundreds or even thousands of dollars in labor costs."

Because Small-Span buildings distribute load uniformly along the walls, no load concentration occurs, so no column support is needed. Without column interference, 100 percent of Small-Span interior space is available for storage, maintenance, office, or classroom use.

The building's modular panel design makes it easy to relocate, reconfigure, or reuse. Simply unbolt or "unkey" Small-Span wall and roof panels to remove them. Small-Span's compact shipping frame doubles as a convenient, protective storage tool for moving a Small Span building when the need arises. The panel system is designed to be re-assembled in another location or even divide one building into several buildings. To enlarge an existing building, just remove an endwall then attach the additional wall and roof panels. Because the buildings are so reuseable, they amortize as equipment, rather than as real estate, which offers tax advantages and cost savings.

Small-Span's removable panels also give easy access to pipes, valves, pumps, or other mechanical devices when change or maintenance is necessary. The panel frames themselves offer sturdy, interior attachment holes for lights, piping, or mechanical-electrical installations.

Kelly Klosure's new modular panel buildings meet the year 2000 International Building Code (IBC), and are capable of withstanding hurricane-force winds in Florida, heavy snow loads in areas like Buffalo, NY and the mountains of Colorado, and some of the nation's worst seismic activity, as experienced in California.

In Small-Span hinged roof panels, patented anti-siphon, over-and-under-lapping edges join for a snug, weathertight seal. Additionally, noncombustible steel frames, sheeting, and interior liners ensure that the buildings can't burn or add fuel to existing fires. Optional Thermax rigid insulation board is also fire rated and can be used without sprinklers or interior cover in many industrial applications, according to UL and Factory Mutual tests. Thermax is a registered trademark of the Celotex Corporation.

Small-Span buildings are durable and made to last 25 years or more, even in the harshest conditions. In fact, Kelly Klosure panels made for contractors over 30 years ago are still in active use.

Despite their rugged durability, Small-Span buildings aesthetically enhance their surroundings. Dozens of available color and trim choices, give engineers and maintenance supervisors the option of customizing their buildings, to avoid the galvanized, utilitarian look of some facilities. Aesthetically blending the Small-Span building to fit in with existing structures at a facility can be an important feature to a customer.
