Oak Brook Terrace Buildings Poised To Take Best Building Award

Three premier properties have been named the 2000-2001 Office Buildings of the Year for Suburban Chicago by the Building Owners and Managers Association (BOMA) of Suburban Chicago. For the third consecutive year, AT&T Plaza in Oak Brook was selected in the 100,000 to 249,000 Square Feet category. Oakbrook Terrace Tower was selected for its second win in the 500,000 to One Million Square Feet Category and Westbrook Corporate Center in Westchester was selected in the new category, Suburban Office Parks (Mid-Rise). All three properties are managed by Equity Office Properties.

AT&T Plaza was designed by Holabird & Root and developed in 1984 by New York Life Insurance Company. Situated on approximately 6.7 acres of land bordering I-294 on the east and I-88 on the south, it features an attractive storm retention pond that can be viewed from an outside dining patio and a 15-foot wide pedestrian and bicycle path along the north property line.

With excellent visibility from the East-West Tollway, AT&T Plaza has unparalleled access to the roadway. The project has a drive off at the Spring Road exit that provides for tenants to arrive from either O'Hare International Airport or Chicago without approaching a single stoplight!

Attached is a four story parking structure served by an elevator and joined by a covered walkway. There is additional surface parking for 71 vehicles on site. Exterior walls offer a striking pattern of contrasting, long horizontal lines: window strips of gray reflective glass separated by flat metal panels with a stark white matte finish. The three-story atrium lobby walls are a rough granite finish with polished matching terrazzo floors. Gold leaf artwork suspended from the ceiling to the east and west of the main entrance provides an attractive cascading waterfall effect. The lobbies are completed with several large granite planters with flowers and a security console finished in mahogany with a marble top. In addition to office space on the concourse floor, there is a wide range of amenities including a travel agency, fitness center, ATM machine, sundry shop and full service deli.

Oakbrook Terrace Tower, a Class A+ 31-story office tower with 706,909 rentable square feet, was developed by Miglin-Beitler at the height of the mid-1980s office boom. This landmark building is the tallest in Illinois outside of the downtown Chicago market. Its architectural finishes and amenities are second to none. The Tower's distinctive octagonal design, by renowned architect Helmut Jahn, commands the suburban horizon and is visible from downtown Chicago. The building's floor plates allow for at least eight corner offices per floor and offer unparalleled unobstructed views of the surrounding landscape and Chicago skyline.

Located in Oakbrook Terrace, the Tower boasts easy access to the East-West and Tri-State tollways, Interstate 290 and is within 20 minutes of O'Hare International Airport.

The main lobby features a striking five-story atrium, clad in polished Italian marble of white Statuario Venato and gray Moncervetto. Lobby floors are terrazzo with gray and white triangular pattern inset. The lobby also houses Peripeteia '88, a dramatic piece of statuary art in molded and polished stainless steel.

Amenities offered include a health club with Olympic size pool, in-office massage therapy, retail shops, banking, cable TV, dry cleaning valet, conference center, complimentary professional auto jump start, executive parking garage with complimentary valet service, and fiber optic hook up. The building also employs a full-time leather care specialist who provides complimentary shoe shines for all tenants and an auto valet service for surface parking tenants.

Westbrook Corporate Center is one of the area's most successful office developments. The 1.1 million square-foot rentable office complex is located just east of I-294 on 22nd Street in Westchester. The 38-acre site, constructed between 1985 and 1996, is comprised of five 10-story towers that are connected by a series of "links." It boasts a convenient location and first class amenities in a tranquil park setting. The unique office tower design offers tenants the benefits of a city-like environment while situated in the less congested suburbs. The well-landscaped grounds feature three aerated ponds, several picnic areas and a groomed jogging track.

Retail space and amenities comprise approximately 68,600 square feet which includes on-site management and leasing, 24-hour security, a day care center, full service bank and 24-hour ATM, dry cleaner, health and wellness center, two dentists, laser vision center, hair salon, shoe repair, sundry shop, coffee shop, two courier centers for express mail, deli and two upscale restaurants, including the renowned Morton's Steak House.

Parking for the complex is a combination of surface, with a capacity of 3,640 spaces, and structure parking. The garage is a four-level structure with 940 assigned spaces. The garage rooftop is not vehicle accessible but features a playground for the day care center's children as well as a picnic area for tenants.

The Office Building of the Year "TOBY" Award was created by BOMA International and is no in its 16th year. It is the most prestigious and comprehensive program of its kind in the commercial real estate industry. The TOBY recognizes quality in office building management. The TOBY Award is judged on building standards, building description, typical floor plan and site plan, community impact, tenant/employee relations, energy management systems and procedures, building accessibility, emergency evacuation procedures and training for building personnel.

As the BOMA/suburban Chicago honorees, AT&T Plaza, Oakbrook Terrace Tower and Westbrook corporate Center will now advance to the regional level of judging.
