TOBY Award Winners Named
BOMA/Suburban Chicago is proud to announce local winners of The Office Building
of the Year (TOBY) Award: Highland Oaks II in Downers Grove and Continental Towers
in Rolling Meadows.
Highland Oaks II, selected in the 100,000-249,999 Square Feet Category, is
owned by SERBO Highland Oaks, LLC, and managed by BC Richard Ellis, Inc. Located
at
1020 W. 31st Street, this attractively landscaped, 6-story building was completed
for occupancy in 1982 and consists of 217,916 rentable square feet of office
space. The exterior is constructed with a post-tensioned concrete frame, and
the curtain wall utilizes insulated dark tinted glass with Alucabond metal
panels. The lobby includes an atrium that extends from the lower level to the
second
floor. Amenities include on-site management, full-time security staff, proximity
card access, conference center, full service deli/catering, dry cleaning service,
car wash and detail service, day matron, day porter, landscaped park-like atmosphere,
abundant parking and fully automated and energy-efficient HVAC system.
Highland Oaks II Real Estate Manager Steven J. Hrbek, RPA, reacted to their
TOBY Award by saying, “This is truly an honor. This award proves what we have
been saying about Highland Oaks and especially its staff for year: we deliver
Class A amenities and top-notch service day in and day out. There is no better
staff in the Chicago suburbs.” He continued, “We also have to thank
our owners who support us in all of our programs. They are supportive to me and
my staff and allow us to be a true part of the Downers Grove community.” The
judges referred to Highland Oaks II management and engineering staff as “Extremely
well-trained and knowledgeable.”
Continental Towers, selected in the 500,000-1 Million Square Feet Category,
is owned by Prime Group Realty Trust and managed by Prime Realty Services,
Inc.
Located at 1701 West Golf Road, the Continental Towers office campus sits on
34 professionally landscaped acres. The 975,000 rentable square foot office
complex is comprised of three, 12-story towers with a reinforced concrete superstructure
encased in White Wyoming quartz aggregate contrasted by 96 floor-to-ceiling
grey
insulated solar reflecting windows on each floor. Each tower has a penthouse
on the 13th floor encompassing its own building systems and a lower level consisting
of storage areas available to all tenants.
Continental Towers General Manager Catherine A. Carlson, RPA, stated, “Prime
Group Realty Trust is extremely honored to have Continental Towers win the 2004-2005
TOBY Award. Seamless efforts between management and leasing have made this great
accomplishment possible. An on-site owner/management team ensures immediate responsiveness
to tenants’ needs, and pays immaculate attention to detail.” She
continued, “A heartfelt thanks to each of the team members is in order.” Judges
described Continental Towers as a “Nice, well-run property with an obvious
team approach to management.”
The competition consists of three levels of judging. The first is the local
level, conducted by local BOMA associations. Local winners then advance to
the regional
level, and finally, regional winners advance to the international level.
